WHY DO I NEED AN ARCHITECT ?

Every construction project represents for the client an adventure full of emotion, dreams and surprises. Your architect is there to help you not only to formulate your wishes, but also to go beyond and help you make your dreams become concrete and to lead you to solutions that are best adapted to your needs. Discussions with your architect will enable you to develop your project, within financial, planning and technical constraints.

These will be clearly defined in the contract along with all charges, depending on your requirements and the type of services requested.This contract will define the reciprocal responsibilities that exist between the client and the architect.

The contract sets out clearly the services that you expect from your architect and clears up all ambiguity about terms and conditions and charges.


THE ARCHITECT'S FEES

Our fees are in line with the directives of the national body of architects, Conseil National de l’Ordre des Architectes : Fees can be freely negotiated between the client and the architectProfessional bodies will no longer issue scales of fees ; however there is nothing to prevent an individual architect from setting out his own scale of fees.

The contract that you sign with your architect will define the payment details along with the amount of his fees.

The remuneration of the architect depends essentially on three factors :

  • the cost of the operation
  • its complexity
  • the duration and the difficulty of the brief you have assigned him with.

It is impossible to know the exact cost of construction before the different building firms have presented their estimates. Consequently, a clause in the architect’s contract can stipulate that if the cost of construction exceeds a so-called ‘margin of tolerance’ between the estimated amount and the real cost, the fees of the architect can be reduced. The fees can be calculated according to three principal methods :

1- fixed price package
his formula can apply when the full brief and the construction project are fully known in advance; the amount of the package is thus defined before the service begins. This method is particularly applied when the surface of the construction is less than 170m².
2- percentage of the cost of works
This payment method is best applied when the brief, but not the construction project, is well defined in advance.
3- hourly fee
This applies to short, clearly definied service such as a consultation or expert advice. A combination of these three methods of calculating fees can apply.

VALUE ADDED TAX

To every amount before tax, it is necessary to add TVA at the current rate, which applies at the date of billing.


SERVICE : PLANNING PERMISSION - DECLARATION OF MINOR WORKS

This includes all the steps necessary to obtain planning permission or to make a declaration of minor works.

In this case, our work includes the following formalities :

  • Opening the dossier with the relevant authorities
  • Initial study to determine if your project is compatible with the town planning rules, the existing rights of way and relevant laws. This study will also estimate the cost of your project.
  • Inspection of the existing buiding in the case where work is to be carried out to an exisiting building
  • Pre-project outline report : an important step in the realisation of your project. This is an initial committing to paper of your dreams and wishes. The architect will draw up this initial plan according to your stated requirements but also according to predetermined considerations, the land, certain restrictions etc…. This step is all the more important in that it allows you to clarify your ideas with your architect.
  • Pre-project definitive report : you will be able to see a sketch of your finished project.
  • The dossier for planning permission or declaration of minor works. The dossier includes all the administrative documents, authorisations, definitive plans and land plans to obtain the permission. The dossier is submitted to the relevant town planning department, which has two months to reply with its decision, provided no further element is required, in which case the delay of two months is applied from the date of submission of the missing element.

  • FULL SERVICE

    This includes all steps necessary to obtain planning permission or to make a declaration of minor works as well as project management of your site until completion of the works.

    In this case our service includes the following formalities :

    • Clarification of responsibilities of contractors : drawing up of contracts between you and the contractors.
    • Verification of the quotes submitted by the contractors : On-site project management : the architect will oversee the site on a weekly basis and provide a written report of his observations and the decisions made on site.
    • Assistance with the formalities of completion of works : your project has become a reality. The architect will check with you that the works have been carried out satisfactorily, keeping back a reserve if necessary which will be paid only upon satisfactory completion of any outstanding work.
    • The dossier of completed works : the architect will provide you with a full set of plans, in accordance with the completed works. These plans will take into account any modifications made during construction.
